What changed in the 2024-2025 revision

The Malaysia My Second Home programme underwent a structural overhaul in 2024. The single-tier system was replaced with a four-tier structure (Platinum, Gold, Silver, and a new Sarawak-only tier). Minimum financial requirements increased substantially. The mandatory property purchase requirement was retained and strengthened. Processing times improved due to digitalisation of the One Stop Centre.

Total cost of obtaining MM2H

The government fees are reasonable. The agency fees are not. MOTAC-licensed MM2H agents charge RM 40,000-70,000 for the full application process — and direct applications are not accepted, making this mandatory. Add application fees (RM 5,000 per principal), visa endorsement fees, medical check, insurance, and your fixed deposit, and the total out-of-pocket cost before property purchase is RM 50,000-80,000 for a Silver applicant.

Is it still worth it for Chinese nationals?

For most Chinese nationals, yes — particularly those with children of school age, those seeking portfolio diversification through Malaysian property, or those building optionality against political and currency risk in China. The combination of low cost of living, good international schools, visa-free access to 60+ countries on a Malaysian PR track, and a large and established Mandarin-speaking community makes Malaysia exceptionally well-positioned as a second home destination.

The honest answer for those purely motivated by investment returns: Malaysia property is not a high-return market. If your primary goal is capital appreciation, Singapore or Japan are stronger thesis. MM2H makes sense when the lifestyle, education, and optionality value is the primary driver.

获得MM2H的总成本
